Register Your Interest
Contact one of our Lettings offices or submit an enquiry online. A member of our team will discuss your requirements and arrange viewings that suit your needs.
Viewing & Application
Before arranging a viewing, we may ask you for some basic information about your proposed move date, household members and affordability to ensure the property is suitable for your circumstances. If you wish to proceed after viewing, we'll help you complete the application process and present your application to the landlord.
Referencing & Right to Rent Checks
If your application is accepted by the landlord, all prospective tenants aged 18 or over will be required to complete referencing and identity checks before the tenancy can proceed. These typically include:
Credit checks
Employment and/or income verification
Previous landlord references
Right to Rent checks (a legal requirement in England)
Tenancy Agreement
Tenancies are offered in accordance with the current legal framework for private rented housing. Before you move in, we'll explain the terms of your tenancy, your rights and responsibilities, and answer any questions you may have. Before you move in, you’ll receive:
A copy of the tenancy agreement
The government’s “How to Rent” guide
An Energy Performance Certificate (EPC)
A Gas Safety Certificate (where applicable)
An Electrical Safety Report
Moving In
Prior to collecting keys, all move-in monies must be paid. An inventory and schedule of condition will be provided, detailing the condition of the property at the start of your tenancy. You'll also receive information about how to report repairs, emergency contact details (where applicable), and details of your deposit protection if a deposit has been taken.
Permitted Payments
In line with the Tenant Fees Act 2019, tenants may only be charged the following permitted payments:
Rent – payable as agreed in your tenancy agreement
Tenancy Deposit – Where a tenancy deposit is taken, you'll receive confirmation of the Government-approved protection scheme together with the prescribed information required by law
Holding Deposit – capped at one week’s rent (usually deducted from move-in costs)
Default Payments – such as late rent or lost keys, where specified in the agreement
Changes to the Tenancy – requested by the tenant (e.g. change of sharer)
Early Termination Fees – if you request to end the tenancy early
We are transparent about all costs and will explain these clearly before you commit.
As a tenant, you are responsible for:
Paying rent and permitted charges on time
Looking after the property and keeping it reasonably clean
Reporting maintenance issues promptly
Paying utilities, council tax, and TV licence unless stated otherwise
Allowing reasonable access for repairs, inspections and statutory safety checks when appropriate notice has been given, except in emergencies
Returning the property at the end of the tenancy in a similar condition (allowing for fair wear and tear)
If you wish to keep a pet, please speak to us before bringing it into the property. Under current legislation, tenants have the right to request permission to keep a pet, and each request will be considered in accordance with the law and your tenancy agreement. We'll guide you through the process and liaise with the landlord on your behalf
