Preparing to Buy
Before you start viewing properties, it's worth taking some time to prepare. If you're buying with a mortgage, obtaining an Agreement or Decision in Principle from a lender will give you a clearer idea of your budget and demonstrate to sellers that you're in a strong position to proceed.
It's also helpful to budget for additional costs such as solicitor's fees, survey fees, mortgage arrangement costs, removal expenses and, where applicable, Stamp Duty Land Tax. Having these elements in place early can help your purchase progress more smoothly.
The Buying Process

1. Understanding what you’re looking for

2. Finding the right home
We’ll keep you informed about suitable properties as soon as they become available, including early opportunities before they reach the open market. Our local knowledge helps you spot the right home at the right moment.
We're also happy to share our knowledge of local schools, transport links, amenities and neighbourhoods to help you make an informed decision.
3. Viewings made easy
We always try to arrange and conduct viewings at times that suit you. During viewings, we’re on hand to answer questions honestly and help you get a real feel for the property and the area.
If you'd like a second viewing before making a decision, we'll happily arrange this wherever possible.
4. Making an offer
When you’re ready to offer, we’ll guide you through the process, explaining the next steps clearly. Our advice is always transparent, helping you submit an offer you feel confident about.
When submitting your offer, we'll ask for information about your buying position, including whether you're purchasing with a mortgage or cash, whether you have a property to sell, and if you have a mortgage Agreement in Principle. This helps us present your offer as strongly as possible to the seller.
5. Anti-Money Laundering (AML) and identity checks
As estate agents, we're legally required to carry out Anti-Money Laundering (AML) and identity verification checks on all buyers before a sale can progress.
We'll ask you to provide proof of identity, proof of your current address and, where required, evidence of the source of your funds or deposit. These checks are a legal requirement and help protect everyone involved in the transaction. Our team will guide you through the process and explain exactly what's needed.
6. Offer accepted — what happens next
Once your offer is agreed — congratulations! We’ll talk you through the legal process, help you understand timelines, and keep all parties informed as things progress.
We'll issue a Memorandum of Sale to all parties, confirming the agreed price and details so that the legal work can begin. You'll then need to instruct a solicitor or licensed conveyancer, submit your full mortgage application (if applicable), and arrange any surveys you wish to carry out.
7. Surveys and conveyancing
Your solicitor or conveyancer will undertake the legal work involved in transferring ownership of the property, including property searches, reviewing contracts and raising enquiries with the seller's solicitor.
If you're buying with a mortgage, your lender will arrange a valuation, but many buyers also choose to commission an independent HomeBuyer Report or Building Survey for additional reassurance.
8. Sales progression and support
Our dedicated Sales Progressor stays in close contact with solicitors, lenders, and agents across the chain, smoothing out bumps and keeping you updated every step of the way.
Property transactions don't always go exactly to plan, but our proactive sales progression helps identify and resolve issues quickly, keeping your purchase moving wherever possible.
9. Exchange of contracts
Once all legal enquiries have been answered, your mortgage offer has been issued and everyone in the chain is ready, contracts are exchanged. At this point the purchase becomes legally binding and a completion date is agreed.
10. Exchange and completion
As you approach exchange and completion, we’ll ensure everything is in place and keep communication clear and calm. On completion day, it’s time to collect your keys and start your next chapter.
Once the seller's solicitor confirms that completion funds have been received, we'll contact you to let you know your keys are ready to collect. Congratulations—it's time to enjoy your new home.
