Full Property Details

A spacious split level property overlooking it's own beautiful land of just under 10 acres, located just over a mile from Rackenford.

Nestled in the Mid Devon countryside, approximately 1 mile from the village of Rackenford, sits West Colleton. This beautifully maintained split-level home occupies a large plot with gardens and land extending to about 10 acres. The land comprises of a large meadow, wild pond and field, flanked by mature trees.

The property itself has been lovingly refurbished by the current owners over the last 12 years. They have created a fabulous family home which is a pleasure to visit. The property has been very tastefully decorated and is presented to a very high standard. There are 4 bedrooms – all doubles, 2 bathrooms, study (or bedroom) and a utility on the ground floor. The lower ground floor offers a further bedroom (with French doors to the garden) and a shower room. This suite of rooms on the ground floor could easily be used as a guest suite or potentially to run as a B & B.

West Colleton is a real gem, with beautiful views in the most peaceful of settings. Both inside the house and outside, you have the feeling of open space and your very own piece of “Heaven in Devon”. The mature and beautifully maintained gardens play host to many varieties of wild birds – 25 at last count, and there is a large and very productive vegetable plot. Walking through the gardens, into the meadow and beyond into the field gives the real feeling of being at one with nature, whilst being just 15 minutes away from Tiverton. As if this wasn’t enough, there is a small swimming pool, a stable with a small open barn, and an additional large timber framed garage/ workshop.

Whether you are looking for a home to bring up children, or just looking for the good life, this is one not to be missed!

The village of Rackenford has a community shop, church, and primary school. The local pub – reportedly the oldest in Devon – has had a good reputation but has struggled in recent years. It has now started opening again and will hopefully become a thriving village pub once again!

Electricity - Mains electricity, supplemented by owned photo voltaic cells (solar).
Water and drainage – a shared mains water supply is connected, piped across private land and drainage via a shared septic tank with 2 neighbouring properties, installed December 2021 to current regulations.
Heating and hot water – an oil-fired boiler serves heating and hot water. The 8kW log burner is supplied by wood from the property’s own woodland.
Heated swimming pool – an air source heat pump, provides heat economically to the pool.

From Junction 27 of the M5, head towards North Devon on the A361 (North Devon Link Road). At Tiverton, proceed straight across the roundabout at the end of the dual carriageway. There are two turnings on the left for Rackenford, the first after 5.25 miles and the second after 6.4 miles. Take either of these turnings and when you meet the main road turn right. After a short while, you will need to bear left and drive through the centre of Rackenford. Head straight through the village and then proceed for a further 1.2 miles and the driveway to the property will be seen on the right.
