A nicely presented mid terraced home, deceptively spacious inside and backing onto the River Exe, this super property won't be around for long!

I was very pleasantly surprised by this mid terraced home by the river. Its humble exterior really does not give any clues to what lies behind the front door.

Situated in West Exe South, it is perfectly placed for a quick walk into town, a stroll along the riverside and close to all of Tiverton' amenities.

Our lovely vendor has been here for almost 10 years and as such, it has a lovely feel to it and it has been well loved and enjoyed with a young family. The house is nicely decorated throughout and each room having a pretty theme or colour.

The front door opens into a small inner lobby providing space for coats and gives access to the staircase and living room. The living room has a front aspect and a gas fireplace at its centrepiece. It is a pretty room, and I can imagine it being lovely and cosy in colder months. Presently this room is open plan to the kitchen/diner at the rear, but our vendor has divided the space by way of curtains which really works well - however I believe it would be easy to install some nice glazed double doors here, should that be your preference - or indeed, leave it open plan.

I really like the kitchen diner here, the kitchen units are all to one side of the room, maximising the space and there is adequate space for all your white goods, appliances and a dining table and chairs. This is a great family space and has been decorated prettily in duck egg blue and a delightful feature wall. The back door leads out to the rear garden, with undercover space and plenty of room for dining and play, there is also a brick built 'outhouse' which has a WC and electricity, a great storage space! The appeal for me is that at the very end of the garden, there are steps up to a raised sitting area that overlooks the River Exe and the Rotary Way footpath. Our vendors have enjoyed some lovely evenings here, enjoying the last of the sunshine, listening to the river and watching the world go by.

On the first floor are two good size bedrooms and the family bathroom, which is decorated in emerald green and has a great Boho tile effect vinyl floor. The third bedroom is in the roof space, and this has been done extremely well, with a nice turning staircase up to the bedroom door and space left behind the staircase for storage (accessed via the smallest bedroom). The 2nd floor bedroom is nice and light and benefits from an en-suite WC and basin.

To sum up, I think this property is lovely and a real credit to the present owner who has maximised the space on offer and created a lovely family home. I am sure you will agree that there is a lovely feel to 38 West Exe South and I feel certain it will be extremely popular.
