A striking 1930's four bedroom home in a prestigious town edge location. Beautifully modernised and improved, with large South facing garden, this is definitely one to see!
From the roadside, 37 Post Hill is quite unassuming and humble - very smart and attractive, yet does not give many clues to the grandiose prominence that awaits you from the rear. Built in the 1930's and one of a pair (built by the same architect we believe), the design is quite unusual and iconic of the era, unique in shape and construction, I would imagine it was built as a rather distinguished gentleman's residence all those years ago.
Our present vendors have reconfigured the layout and made vast improvements during their time here. The house now oozes a stylish and elegant feel throughout, with new flooring, carpets, decor, kitchen, bathrooms and modern radiators, it permeates space and offers a contemporary, practical family home with all the modern conveniences you would expect in a substantial home. Our vendors have installed a new boiler, with warrantee/guarantee. I particularly like the original internal doors with their Art Deco style dark Bakelite handles.
From the roadside I was intrigued at what lay beyond the somewhat modest, unassuming exterior. There is plenty of parking here at the front of the house, a single garage and sheds. The property is shielded from the road by hedging and there is ample space to create further garaging/parking if required (subject to relevant permissions).
The front door is arched and very solid, possibly original, but a lovely feature nonetheless. This leads you into a very impressive and spacious entrance hallway. Quality oak effect vinyl flooring flows throughout this space and through to the kitchen and family room. There is a pretty little cloakroom off of the hallway and a glazed door leading out to the garden.
The lounge is lovely - new plush carpets feel sumptuous underfoot and it is tastefully decorated in tones of Wedgewood blue, this room is tranquil and calm with the added benefit of a new white log burning stove - a super focal point. From here, a small door leads into a family room /snug. This room has direct access to the garden and would suit a plethora of uses; playroom, office or occasional bedroom.
The kitchen/dining/family room is a super space, decorated in a soft sage green, two rooms have been knocked into one to create a spacious and very sociable room. There are ample modern units, with granite surfaces and a central island with wooden worktop and hidden power supply. An expanse of windows flood the kitchen with light and there are integrated appliances including a double oven, hob, dishwasher and fridge. One unique addition is the Bosch warming drawer, which warms crockery, keeps food hot or even cooks at a low temperature. There are modern, vertical radiators and a super family/dining space, with ample room for a large table and maybe even a sofa next to the newly installed woodburning stove. Double doors lead out to the patio and your eye is drawn down over the large lawned garden.
Off of the kitchen is a good size and uniquely shaped rear lobby and back door. I love the pantry - such a great feature and so useful. This room also doubles as the utility room, with space for your laundry appliances and further white goods.
Newly carpeted stairs lead to the first floor. The landing here is a really nice size and filled with light. The master bedroom is dual aspect with lovely garden views and our vendors have reconfigured the space to create a walk in wardrobe and modern en-suite shower room. The ensuite is nicely done, with a large sink set in a vanity unit, mirror with lights and digital clock, wc, grey tiles interspersed with mosaics and a walk in shower with rainfall head, and handheld attachment. Bedroom two is similar in size, with a lovely garden outlook and also has an ensuite shower room . Bedroom three is another impressive double with access to the loft space and bedroom four is a good size single with a pretty window - this would make a super office for those needing to work from home. I really like the family bathroom here, it features a newly fitted white suite including a P'shaped whirlpool bath with striking black shower and tap fittings, matt black radiator, eye-catching lino flooring and all complimented by duck egg coloured metro tiles.
The roof space here is vast and features some pretty windows. Historically there was a small staircase up to this level, so this could be reinstated if desired and this space transformed into additional accommodation (subject to planning).
The rear garden is accessible from three of the ground floor rooms, creating a really sociable entertaining space and I can imagine the doors being open in the Summer months and using the patio area for dining and entertaining. A large, level, well cared for lawn covers the majority of the space, with beech hedging and mature borders. A small raised wall separates the formal lawn from the productive area of the garden, with fruit and vegetable beds, garden shed, greenhouse and chicken pen.
In all, 37 Post Hill is quite special. Built in an iconic house building era, this substantial house has been renovated and decorated throughout and offers a flexible family home with space to improve and extend further, if desired. The kitchen is the real heart of the home with its adjoining family/dining space and every room is newly finished here, there is nothing to do apart from move in and enjoy! It would suit a range of buyers and is perfect for anyone with children at nearby Blundell's. If you are looking for an older style property with a super garden, in a popular location then this could be for you.
From Tiverton centre, take the Halberton road for about 1.5 miles until you reach the area of Post Hill. Pass the turning for Mayfair (on your right) and you will see the property on the right hand side, with our For Sale board outside.
