Does a touch of the Good Life appeal to you?
This ultra efficient, sustainable house must be viewed!
A detached home built to the current owners high specification in 2006, tucked away in this quiet yet accessible town location.
This 'eco property' has a wealth of features. In an era where the Greenhouse Effect and global warming has become rampant, it's time for us to smell the coffee especially in the design and construction world. This house has the answers. This home isn't just environmentally friendly, but has much lower running costs too.
There is a mechanical ventilation/heat recovery system which cost approximately 50p a week to run and requires approximately 5 minutes maintenance every 6 months.
There is a 10,000 litre underground tank to harvest the rainwater. This feeds the washing machine and the toilets. There are 4kw of solar panels on the roof, giving approximately £2000 per annum of money/savings. There is underfloor heating on both floors and individual thermostats in every room.
Upon entering the house I particularly liked the open plan dining/kitchen/hall/family space! Perfect for modern day living. There is a huge picture window to the front of the room, a lovely place to sit and a well equipt kitchen with space for all your appliances and an integrated double oven and hob. This leads to a sizeable utility, with ample space and perfect for wet dogs, boots and coats! What I thought was a WC turned out to be a fully operational wet room.
The sitting room is quiet and flooded with light from the patio doors and windows on both front and rear aspects. A turning staircase with high vaulted ceiling leads to the first floor; a landing flanked with windows and an ideal spot for a desk.
Each of the four bedrooms feature tall vaulted ceilings, some with Velux giving these rooms height and character. The master really impressed me, spanning the full width of the property, with built in cupboard and en-suite. The family bathroom is a generous size with high ceiling and all mod-cons.
The garage houses the boiler and immersion tank (which could be worked from the solar if required).
Outside reminds me of a cottage garden with walled areas, neat boundarys and an ambundance of planting and pots. The front garden is quite private with its greenhouse. The rear a lovely place to sit with its raised beds and views over the neighbouring allotments.
I was most impressed with 3 Lewis Avenue and what captivated me most was the peace and tranquility you feel inside the property. The features within these four walls are second to none and the current owners have left space and options to further improve the property's green credentials if required.
Mains electricity, gas, water (metered) & drainage.
PV cells (owned)
From Great Western Way turn into Canal Hill, then immediately left into Old Road. Take the second right into Lewsi Avenue where you will see the property on the left hand side.
