Looking for rural seclusion in a convenient, village edge location? This superb, Canadian designed eco-house lies in an enviable position, surrounded by farmland. Ideal for commuting with quick access to the M5 motorway and Tiverton Parkway station. No onward chain.
In brief, Wooden House is a classic, relaxing retreat, a world away from the pressures and stresses of modern life.
The house offers spacious accommodation with a large, open plan living/kitchen/dining room, with a galleried sitting room over, which is currently used as a bedroom. On the ground floor, there are two further bedrooms, one used as a snug, with a small wood burner, and a bathroom.
The timber construction is designed with economic and environmentally friendly living in mind. With triple glazed windows, good insulation, and a ground source heat pump providing underfloor heating, the wood burners are more for effect than necessity and provide a lovely, welcoming atmosphere.
There is potential to extend the accommodation and with its prime location, some may even consider removing the existing dwelling, which may relocate, and building a new, bespoke property - all subject to the relevant planning and consents.
Accessed via a five-bar gate and stone driveway, leading to parking, this area gives way to the beautiful mature gardens surrounding the residence. With established trees and shrubs, flower beds, a vegetable garden, greenhouse and range of stores and sheds, including an elaborately appointed workshop, there is plenty to occupy a keen gardener or wood or metal working enthusiast.
The property lies a pleasant stroll away from
Ashill, a popular village and conservation area with a local pub serving excellent food, a busy village hall and chapel.
Located beside the Blackdown Hills, a designated Area of Outstanding Natural Beauty, there are many fine walks, bridle paths and mountain biking opportunities locally. The larger village of Uffculme is nearby, with a more extensive range of amenities, regular bus services and the renowned, Ofsted rated 'Outstanding', Uffculme School.
The M5 motorway and Tiverton Parkway and Honiton stations, to Paddington and London Waterloo, respectively, are all within easy reach, ideal for commuting from this tranquil, rural location. The 'Falcon' coach service also stops in Cullompton, providing economic travel between Plymouth and Bristol, with stops in between, including Bristol Airport.

From Cullompton, proceed to Willand on the B3181. Continue through the village and turn right at the roundabout on the B3440 to Uffculme. In Uffculme square, bear right into Bridge Street. Cross the bridge and pass the Magelake playing fields to the right. On the sharp bend to the left, there is a road that goes straight on to Ashill. Follow this for about a mile until it enters the village. Continue straight ahead, signposted 'Hayne' and after about a quarter of a mile, 'Wooden House' can be seen, tucked away up a stone drive to the right.
