Nearby Kentisbeare offers further amenities including a post office, pub, church, village hall and a highly regarded primary school, which feeds into the renowned secondary school, Uffculme School, Ofsted rated 'Outstanding'.
Cullompton and Honiton are a short drive away, both with a full range of services and motorway and A30 access, ideal for commuting. Tiverton Parkway Station (Paddington in c.2 hours) is situated near Junction 27 and Honiton has a mainline railway station with regular services to London Waterloo.

From Seddons' office, proceed out of the town, across junction 28 of the M5 in the direction of Honiton, A373. After approximately 2.5 miles take a left turn at Post Cross to Kentisbeare. Proceed towards the village and take the second right turn, sign posted Blackborough, Stowford Water and Sainthill and proceed along the lanes for approx. 1.5miles to Blackborough. Turn left at the T junction at the top of the hill and Sycamore Cottage can be seen after approximately 250m on the right, with a Seddons' board.
