A surprisingly spacious three-bedroom semi-detached house with a south-facing garden in this popular little village.

A surprisingly spacious three-bedroom semi-detached house with a south-facing garden in this popular little village.

This three-bedroom family house is located in the centre of the most popular village of Sampford Peverell. The house offers well-proportioned accommodation which has been altered to offer a most spacious kitchen/breakfast room, off of which the integral garage has been adapted and is currently used as a games room/bar! The house has been in the same ownership for some years now and is very well maintained.

On the ground floor, there is a sitting room and a dining room off of which is a conservatory that opens to the south-facing garden. The kitchen has been extended and now offers a very usable space with a breakfast bar and utility area. There is also a cloakroom in the rear lobby which also has a door to the garden. The garage is accessible from the kitchen and is currently in use as a games room/bar - no need to go out on a Friday night!

On the first floor are three well-sized bedrooms and the bathroom offers both a bath and a separate shower cubicle.

The south-facing garden at the rear of the house backs onto open farmland and offers a lovely private area in which to enjoy the summer. The garden is mostly laid to lawn with a patio seating area at the far end and a couple of timber sheds.

Sampford Peverell is very popular, lying as it does about a mile and a half from the M5 Junction 27 with its adjacent Parkway station. The village has an active community and there is a very good little Primary school - the village also comes within the catchment of Uffculme school, a very good comprehensive - so good in fact that many parents are specifically moving to the area to be within its catchment. Through the village runs the Grand Western Canal, along the towpath of which are some lovely walks.

From Junction 27 of the M5, take the Tiverton exit leaving the dual carriageway at the first slip road signposted Sampford Peverell. Upon entering the village continue straight on passing the village shop on your right and the property will be seen on the left, a little further on.
