Built in 1998, this is a meticulously presented and beautifully appointed detached family home. Tucked away at the end of this prestigious cul-de-sac, the house has been vastly improved and upgraded over the past 7 years and is very well proportioned.
10 Paullet boasts much larger accommodation than today's developers seem to offer and really must be seen to appreciate all that the current owners have done to showcase their home.
On entering the property, I was welcomed by a spacious hallway with oak effect laminate flooring flowing through much of the ground floor. I was pleasantly surprised by a mirror on the wall which opened to reveal a spacious storage cupboard - a great place to hide coats and shoes. The study is perfect for anyone wanting to work from home or has a hobby to pursue. The present owners have carefully designed the space to accommodate two people working, with the fitted furniture being professionally designed and installed.
The large lounge has bi-fold doors to the garden and an attractive living flame gas fire inset within a classic, yet modern Portuguese limestone fireplace. The dining room is a great entertaining space, accessible from the hall and kitchen. I was really 'wowed' by the kitchen - the current owners have chosen cashmere coloured units with soft closures and it is well fitted and designed. These are finished with marble effect work surfaces and a satin black double sink. Top spec integrated appliances include a large fridge, dishwasher, induction hob and a double oven and microwave. Karndean flooring flows from the kitchen and through to the large utility/cloakroom, a great space for all your white goods, with plenty of storage, access to the garden and garage. The large double garage houses the boiler, plenty of storage and a workspace with access to rear garden.
Upstairs there is a large, spacious galleried landing with airing cupboard with large unvented hot water pressure tank. To the right of the stairs is the master bedroom, a tranquil room with a bank of modern fitted wardrobes and a good size en-suite shower room, beautifully fitted with ample storage. Next door to the master is a generous double bedroom with built in wardrobes and a recess for more if desired. The family bathroom completes this end of the landing - fully tiled with mosaic inserts adding a touch of colour and sparkle and a luxurious deep bath with hand-shower and a separate shower cubicle.
The other side of the landing boasts two further bedrooms; one a good double with built in cupboards and the other a single, presently used for storage but would make a great nursery, 2nd study or similar. To the end of the hall is a fifth bedroom - a fantastic room! Really spacious and light with dual aspect windows and a recently added en-suite shower room. I fell in love with this space. The lighting could be perfect for a sewing room, art studio or any teenagers dream room! There is great under eaves storage.
The rear garden is South/South-West facing and has a level lawn with mature borders including an apple tree - all extremely pretty and well loved. The patio outside the bi-fold doors is a real suntrap and private. A sturdy, well-built shed with power is tucked away to the side of the house. To the other side is a handy area for potting and to keep the obligatory bins. The frontage boasts a large expanse of lawn and parking for several cars and this could be increased if need be. In all, this is a super family home, beautifully enhanced over the last seven years and now offers luxurious living.
Sampford Peverell is a very sought-after village, through which runs the Great Western Canal. It has a very active community and many social, sporting amenities and activities. A challenging Par 3 golf course is also a popular leisure facility and Tiverton's Golf Club is less than 10 minutes by car. The M5 motorway and Tiverton Parkway railway station are all within easy reach and a bus service linking Tiverton with Exeter stops in the village. The village has two pubs, Spar shop with Post Office and a GP surgery. A pre-school, infant and Junior school are a few minutes' walk away. The village comes within the catchment of Uffculme School and is readily accessible to Blundell's School in Tiverton and other private schools in the area.
From junction 27, take the A361 for about ½ mile, taking first left to Sampford Peverell. Proceed through the village and turn right just over the canal bridge towards the church. Turn left into Blackdown View and take first right into Paullet. The property will be seen at the bottom of the close on the right.
