With stunning views over the canal, beyond the Blackdown Hills, and as far as the Sidmouth gap, this is an outlook well worth waking up to each morning!
Ascot House was built by a respected local builder to a high standard and is located on the edge of this very popular Mid Devon village.
The house is set back from the road, with a level garden at the rear, beyond which is a paddock leading down to the Grand Western Canal. This is a fantastic space for a family, with plenty of room for children and pets.
The house is tastefully decorated and offers spacious accommodation throughout. A large reception hall with an imposing central staircase gives access to all rooms, and a door leads into the large integral garage.
There is a very well fitted kitchen/family room with double doors leading out to a large conservatory, and this takes full advantage of the amazing views. There is plenty of space in the kitchen for a dining table or alternatively a sofa to create a more sociable space. The large utility room services the kitchen and a back door leads outside. The living room lies at the back of the house and takes in the lovely views, whilst the dining room is found at the front of the house.
The turning staircase takes you to the first floor where you will find five bedrooms. The two largest bedrooms have en-suite shower rooms and built in wardrobes, bedroom three has built in wardrobes and a 'Jack and Jill' door into the main bathroom. Bedroom four is an excellent double room, and bedroom five is a great single room, or would alternatively make for a great home office. The family bathroom offers both a bath and a shower cubicle. A large airing cupboard is found on the landing.
At the front of the house is plenty of parking and the double garage has an electric up and over door.
The property has been kept in excellent order throughout and with the lovely views, the land, a village community, the excellent road and rail links, and a choice of excellent schooling - what more could you want?
Ascot House is found towards the edge of Sampford Peverell which is a popular village lying only about a mile from Junction 27 of the M5 motorway, with its adjacent Parkway Station (Paddington in about 2 hours). The village has a very active community and also lies within the catchment of Uffculme School - a very popular comprehensive. The Grand Western Canal runs through the village which can be seen from the house and there are some lovely walks along the towpath. There is a local store/post office, a pub, a historic old church, primary school, a doctor's surgery/pharmacy, hairdresser, tennis courts, golf driving range and 9 hole course, cricket and football clubs.
There is a good shopping centre in Tiverton which is a thriving market town and provides excellent educational facilities including Blundells Independent School for boys and girls with its associated Blundells Preparatory School. Also in the town is Petroc College of further education and Tiverton High School. There is also a popular Golf Course, sports complex, and a hospital.
