Pound House has a plethora of character including ledge & brace doors, picture windows and rustic oak lintels and beams. I was not expecting such spacious, bright rooms and was very pleasantly surprised by the warmth and welcoming feel of the house as soon as you cross the threshold. The house is beautifully and lovingly presented throughout and a real credit to the present owners.
The entrance hall is perfect for kicking off walking boots, with a practical yet attractive stone floor. From here is a pretty little W.C and the study; a lovely room with an abundance of built-in cupboards.
An original, old door leads into the beautiful sitting/dining/family room – a magnificent open plan space, yet cleverly divided into two separate zones. Triple aspect windows and French doors flood light into the room and striking beams add to the warmth and character that this house positively oozes. The focal point is a woodburning stove, set on a stone hearth with a large oak lintel above. The current owners have had new engineered oak flooring laid throughout this space, spanning the full width of the property. The dining/family area is a super entertaining space and extremely versatile. Deep wooden sills frame some of the room and a partial plank & muntin wall borders the entrance to the kitchen.
The real feature of this kitchen are the French doors out to a sun-trap courtyard. I can envisage breakfast here on a sunny morning and dining al-fresco of an evening. The kitchen itself has a good expanse of solid wood worktops, integrated dishwasher, ceramic sink, gas hob and electric double oven.
I was overwhelmed by the vast expanse of landing space upstairs and the generous ceiling heights, quite unusual in properties of this age. To the left of the stairs is a pretty single bedroom, adjacent to this is a bright family bathroom, with Travertine style tiling, Velux window and a traditional white suite. A step down leads to a large peaceful bedroom, again double aspect, with far reaching views down through the valley.
At the opposite end of the landing there is a further generous bedroom. And lastly, the master suite – with a good size en-suite bathroom, Velux window and charming nooks and ledges in the cob walls. The pretty master bedroom is large and inviting with curvaceous cob walls and double aspect windows. All of the bedrooms have built in cupboards.
To the side of the property there is a terraced garden with brick steps up to a lawned area, fully enclosed and flanked by Beech hedging. Across the road is a further area of garden, fully enclosed with five bar gate for access. The current owners use this South facing garden more so in the Summer as the views from the bench at the top are outstanding.
A short stroll from the property is the award winning, Michelin Star 'Masons Arms', a picturesque, thatched 13th Century Inn and restaurant. I was impressed by the ease of access to the A361 North Devon Link road, making this the ideal country retreat for anyone looking for good road links.
