Full Property Details

A unique opportunity to acquire a beautifully presented country cottage situated in an idyllic woodland setting with three bedrooms, riverside garden and ample parking.

1a Townwood House is situated in a most picturesque woodland setting in the tree filled valley of Iron Mill Stream, approximately one mile from Oakford, a small, pretty village with a lovely old Parish Church, a pub and village hall. Whilst beautifully tranquil and rural, it is conveniently located just 3 miles from Bampton, a pretty country village providing a good range of amenities including popular pubs and eateries, some lovely independent shops, a primary school and a doctor's surgery. The wider facilities of Tiverton are just 15 minutes by car and the M5 (junction 27) is a further 10 minutes. This whole area is renowned for its outstanding natural beauty with the Exmoor National Park just 3 miles to the north with its beautiful deep wooded valleys and heather moors ideal for country pursuits.

An attractive stone built, end of terrace cottage, built in 2007, facing south and providing very well presented accommodation with hardwood double glazed windows and under floor heating throughout. The front door leads into a welcoming entrance hall with understair cupboard, tiled flooring and a cloakroom. The delightful double aspect sitting/dining room leads through to the kitchen/breakfast room with fitted units including a Bosch double oven, ceramic hob and extractor fan over. A useful utility room leads off with a stable door to outside, fitted units with sink and included within the sale is a fridge/freezer and washing machine. Upstairs, leading off the landing, is the master bedroom with fitted wardrobes and en-suite bathroom and there are two further bedrooms both served by the family shower room.

Outside, adjoining the cottage, there is a large gravelled parking area with timber garden shed. Lying opposite the cottage is further parking and the riverside garden which is beautifully secluded and tranquil. To the rear of the property is an area ideal for storage and bins. There is a full vehicular right of access via a track that is suitable for 2WD.

What the owner loves about the property:

Its location; a tranquil haven with no passing traffic, surrounded by beautiful mixed woodland. It's a wildlife haven too, with Kingfishers and Dippers by the stream as well as owls and other birds of prey to be both seen and heard. Wildflowers bloom in profusion in the woods and hedge banks and there are many different species of butterfly to be seen throughout the warmer months.

The land by the stream is secluded and no overlooked, and sitting on the bench by the stream is the best way to relax after any busy day.

WIth no streetlamps there is no light pollution which means this is a naturally dark sky location perfect for astronomy or simply stargazing.

The house faces south and in Summer the light is incredible. Being situated deep in the valley also means that the house and its surroundings are sheltered and rarely catch any strong winds.

The living space downstairs is open and practical and I have hosted many workshops in the living room; which is why I have the separate kitchen / dining room. There is plenty of parking space outside, with additional parking to the front of the property if the new owners would like to use that spacce too. The superfast broadband means I have been able to host workshops online, and also enables me to work from home.

Utilities: Mains electricity. Water by way of a borehole, registered as a Private Water Supply with MDDC. Drainage by way of a shared septic tank. Underfloor heating throughout the property.

Potential for Off-Grid Living: With the appropriate planning consents, solar panels could be installed on both the roof of the house and possibly the bank to the side of the house.

Please see the floor plan for the dimensions. The internal photos have been taken with a wide angle lens to show more of the rooms.

From Bampton proceed out of the town on the B3227 in the South Molton direction for about 1 mile, proceeding over the bridge which crosses the River Exe, and following the signs to South Molton continue up the valley for approximately 1 mile and turn left signed for Oakford. At Stuckeridge Cross, turn left signed for Stoodleigh and at the fork at the thatched cottage bear right and follow the lane down the hill. At the bottom of the hill, there is a property on the left, turn right signed for a Public Footpath, follow the lane along and the cottage will be seen on the right.
