Occupying a secluded spot with views over Hele and rolling hills beyond, this spacious, semi-detached house has a large garden, some useful outbuildings and a hen run, ideal for country living!
This superb property was built in the 1950's of traditional brick construction, for the workers of the paper mill at the bottom of the hill. The house has been extended in more recent years and offers very well-presented and comfortable accommodation with the benefit of modern bath and shower rooms, the kitchen in a classic, painted wood style, gas central heating and the majority triple glazed, with some double glazing.
The garden is a prime feature of the property and would be a haven for any keen gardener, who would enjoy the varied planting, ample space and sunny aspect. Within the garden, which is part-walled with a high brick wall, there is a large brick-built workshop and store, a greenhouse and in the lower section, a hen house and run. From the patio, accessible from the sitting room, the views can be enjoyed, ideal for entertaining.
On approach to the house, our clients park in front of a single garage (the second from the right) which they rent from the Mill. It is believed this arrangement may continue for any new buyer, but Seddons recommend this is checked through the solicitors in the first instance. Our client has also enjoyed over a number of years, informal parking beside the wall adjoining the lane accessing the property, but this is not owned by number 14.
Services: Mains water, electricity, gas and drainage.

DIRECTIONS:
From Cullompton, proceed out of the town towards the Padbook Park Hotel and at the roundabout, straight across, over the hills towards Bradninch. Pass through the town, passing the Spar on your right and at the bottom of the hill take the left turn into Hele Road, sign posted to Hele and Exeter. Proceed for one mile to Hele and where the road bears sharp left by the Devon Valley Paper Mill, turn right into Strathculm Road. After 185 metres, turn sharp right and proceed up the lane, past the garages and water treatment plant, where number 14 can be seen, the last house on the right.
