Are you are seeking rural seclusion with a few neighbours, country lanes for peaceful walks and quick access to Exeter and the motorway? If so, this is the one!
Deer Leap is a delightful barn conversion lying in the original farmyard of Garlandhayes Farm and is one of six similar conversions. The main entrance to the property is via its own double, five bar gates, and takes you away from the neighbours, affording a high degree of privacy.
Converted by a renowned local developer specializing in barn conversions, the spacious and light accommodation is beautifully presented and would equally suit a family or retired folk alike. The photos and virtual viewing tell the whole story but in brief, the open plan living accommodation on the ground floor, with a contemporary, revolving Contura stove and fitted kitchen to one end, cannot fail to impress.
From the dining area, it would be very tempting to retire to the conservatory, to make the most
of the evening sunshine and during the winter, the welcoming, cosy warmth of the sitting room.
Upstairs, three of the bedrooms are generous in size, with the master suite having a shower room and dressing area. The fourth bedroom would suit a younger child or could be used as a nursery or home office.
On approach to Deer Leap, there is ample parking, a large double garage and adjoining workshop or store. With a patio for morning coffee and a raised garden, with another terrace for barbecues and entertaining, the views of the
surrounding farmland with grazing deer and cattle can be enjoyed when the weather is fine. A very productive vegetable bed and a greenhouse for the green fingered, also make the garden ideal for those who like to potter.
The local amenities of Cullompton are a short drive away and the more extensive services of the cathedral city of Exeter, motorway and rail links can all be reached in less than 30 minutes.
