A stunning, architect designed barn conversion incorporating unique, characterful original features. Large garden with ample parking. Close to the M5 and Tiverton Parkway Station - ideal for commuting.
This superb, semi-rural barn conversion lies within a small development of characterful properties but by the nature of its aspect, is very private. Designed by our client, a local architect for their own family home, The New Barn has been converted with contemporary, open-plan living in mind.
Access to the property is through the main formal garden space. A stylish yet practical porch area leads to a boot room style entrance hall, with an additional utility room benefitting from a shower, WC and space for a washing machine and tumble dryer.
The impressive kitchen and adjoining dining area set the tone of what is to follow. Fitted with classic light grey style units, a solid oak work surface, integral appliances and attractive lighting with an exposed original brick wall.
The dining area gives access to the magnificent living room with tiled flooring, a wood burner with characterful wood storage area and original stone barn wall. Large sliding doors open to the patio and garden, ideal for summer entertaining. Underfloor heating runs throughout the whole of the ground floor.
Upstairs, there are three bedrooms and a family bathroom. The master bedroom with double height space and original wooden beams, benefits from patio doors leading onto a balcony space, as well as an ensuite shower room with a large shower area.
Above the other two bedrooms, there is a useful mezzanine area, accessed via a fixable ladder, currently used as a home office.
To the front of the property, there is a large patio and more formal garden, accessed via the living room. This gives way to a larger, fenced garden area with raised beds and fruit trees, enjoying sunshine for the majority of the day and ideal for children and pets to play. Beyond the garden, there is a generous parking area for four cars. There is also a previously approved planning application for a triple, open fronted garage with an adjoining enclosed single garage, with a storage room over. This can be seen on the Mid Devon District Council Planning Portal, Reference: 22/00176/HOUSE.
