*Watch the Video Tour* Considering a move to Mid Devon? Need plenty of space to work from home and quick motorway/rail access? This house is located 11 miles north of Exeter and offers it all, with a large garden. No onward chain.
This fine period house used to be two cottages, numbers 5 and 7 High Street, which were converted into one some years ago.
The spacious accommodation is in very clean and comfortable order, with a fitted kitchen and gas central heating, so is ready to occupy, but would benefit from some updating to taste.
In the past, the roof of the house has been 'turnerised'. This is a process used when roofs have started to deteriorate, and they are covered with a plastic mesh and coated in bitumen to extend their life. Unfortunately, this process is not favoured by mortgage companies, so we are only considering interest from buyers with cash funds at this stage. Seddons have estimates on file for replacement of the roof.
Behind the house, there is a lovely mature garden, which extends quite a distance from the property, offering peace and seclusion and a haven for any keen gardener.
Parking for the property is informally on the side of the road in High Street or adjoining roads.
Services: Mains electricity, gas, water and drainage.
Bradninch has a good range of local amenities including a Spar convenience store and post office, almost opposite the house, with a bus stop outside with regular services to Exeter and around Mid Devon. There is a popular primary school (rated 'Outstanding' by Ofsted), and local pubs, recreation facilities, a doctor's practice and churches. Exeter, the M5 motorway and rail links (Paddington in c. 2 hours) are all within easy reach, so the town is ideal for those wishing to commute. Alternatively, the house offers plenty of space for a home office, perhaps set up in the garden room!

From the M5 and Cullompton High Street, proceed through Fore Street and Exeter Road to the roundabout by the Padbrook Park Hotel and Leisure Centre. Continue straight across to Bradninch and on reaching the village, proceed up the hill of Fore Street (perhaps park here), which leads into High Street, where number 5 is on the left with a Seddons board.
