This fine property, offers superb accommodation which would ideally suit someone looking for peace and seclusion with lovely views, whilst still enjoying the convenience of local village amenities (in Kentisbeare) and quick access to motorway and rail links. Ty Bach Tut is Welsh for small house or play house and the property, although small, is very attractive as it is in excellent order throughout, having been completely refurbished by our client. A new kitchen and bathroom have been fitted, windows replaced, new electric heating, wiring and a fuse board installed, redecoration and new carpets and flooring throughout, including new tiling in the refurbished utility room/porch.
The approach to the bungalow is quite steep, with steps, so it is really only suitable for those able to cope with these. They lead up to the level garden, planted with an established array of flowering plants surrounding the patio area, from which the afternoon sunshine and enviable views can be enjoyed. To the rear, there is a bank with established woodland plants. A short step away from the bungalow, there is a garage within a block.
Ty Bach Tut occupies an elevated position in Blackborough, on a ridge of the Blackdown Hills, a designated Area of Outstanding Natural Beauty, with woodland walks on the doorstep and opportunities for horse riding and mountain biking. The village has a great sense of community with some young families and there are a number of popular clubs and societies and an active licensed social club in the village hall. Nearby Kentisbeare offers further amenities including a post office, pub, church, village hall and a highly regarded primary school, which feeds into the renowned secondary school, Uffculme School.
Cullompton and Honiton are a short drive away, both with a full range of services and motorway and A30 access, ideal for commuting. Honiton has a railway station with regular services to London Waterloo and Junction 28 of the M5 is a ten minute drive away!
