This semi-detached traditional stone and cob cottage has been sympathetically updated over recent years, whilst retaining its inherent charm with some fine original features. These include a large inglenook fireplace in the sitting room, housing a wood burner with an original mantle beam over, and in the master bedroom, antique floorboards, a classic small fireplace and ceiling beam.
The kitchen is a prime feature of the property with plenty of work surface and storage for the chef of the family, space for a dining table and chairs and further room for a sofa or arm chairs. A solid fuel Rayburn provides a lovely background warmth and is used for some cooking, as well as serving radiators downstairs and in the bathroom. The hot water it provides is augmented by two solar panels giving free hot water when the sun shines! To the rear of the cottage, there is a large, versatile conservatory extension, equally suitable as a playroom or for sitting and relaxing.
The front of the cottage and its pretty, southerly facing garden can be accessed via the church path and its attractive lych gate. To the rear of the cottage, there is a generous parking area approached via a gravel drive and five bar gate. This gives way to the established rear garden with raised vegetable beds and mature flowers and shrubs, as well as an area of lawn and sitting area. To one side, there is a large shed and greenhouse and an enclosure with the fully enclosed septic tank.
Trumps Cottage lies in the heart of the popular village of Clyst Hydon, a quiet village with a local pub and restaurant, 'The Five Bells', a primary school, cricket club, village hall and popular outdoor swimming pool. The nearby village of Talaton, some two miles distant offers a village store whilst a wider range of amenities can be found in the nearby larger towns of Honiton and Cullompton, along with junction 28 of the M5 motorway, which gives quick access to the Cathedral City of Exeter. Tiverton Parkway station at Sampford Peverell, just off junction 27 of the M5 has regular inter city services (Paddington in about 2.5 hours).
Please see the floor plan for the dimensions. The internal photos have been taken with a wide angle lens to show more of the rooms.
From Seddons Cullompton office, proceed out of the town towards Exeter, via Broadclyst, on the B3181. After about 1.5 miles, turn left at the Merry Harriers pub and follow the signs to Clyst Hydon. Continue into the village, turn left immediately after the primary school and first left again, where the parking for the property can be found on the left.
