This is a delightful link-detached house situated in a very popular residential area on the outskirts of Tiverton, close to the Canal and within easy reach of a bus route.
Built in the early 1970's the accommodation is spacious with a large reception hall leading through to a rear hall with cloakroom, also providing internal access to the integral garage. The sitting room is a comfortable size at the front of the house, whilst at the rear the kitchen / dining room is a light room with double glazed sliding doors opening to the conservatory which overlooks the rear garden. On the first floor are three bedrooms and a recently fitted shower room. The property is in good order throughout but would benefit from a little up dating. The canal is found very close by, a footpath leads up to Tidcombe Lane and there are lovely walks in both directions, towards the town and towards Halberton.
The property has been fitted with PV cells (owned) which according to the vendor can off set the annual electricity bill by up to £1,000.
Tiverton is a busy market town with a population of about 24,000 set in the picturesque Exe Valley about 15 miles north of Exeter. The town has a good shopping centre and an excellent range of educational facilities including the East Devon College of Further Education and Blundells Independent School for boys and girls together with its associated private preparatory school. There are many clubs and sporting facilities including an excellent leisure centre with swimming pool and gym. The town also has a modern hospital. For the golfer there is a very good 18 hole golf course on the outskirts of Tiverton.
Please see the floor plan for the dimensions. The internal photos have been taken with a wide angle lens to show more of the rooms.
From the multi storey car park turn left on to the Great Western Way and continue straight across at the next roundabout. Take the first turn right in to Old Road following the signs for the canal. Turn left at the mini roundabout and follow this road for about a mile. Tidcombe Lane is the last turning on the left - turn in here then first left into Lime Tree Mead. Bear right and the property will be seen on the left.
Mains electricity, gas, water and drainage.
PV Cells provide an income of in excess of £1,000 p.a
