Both centres provide excellent day to day amenities including schooling, shops, doctors surgeries and some great places to eat. Easy access to the south and the M5 motorway (J.27) and Tiverton Parkway mainline station (London Paddington approx. 2 hours). The area offers superb walking, riding and cycling routes with the beautiful Exmoor National Park close by and the rugged North Devon coastline to the northwest, just a 40 minute drive.
The cottage is believed to date back some two hundred years and has been refurbished and extended to a high standard by the current owner to provide a beautifully presented country home retaining many period features including exposed beams and an inglenook fireplace as well as more modern features such as hardwood double glazed windows, wooden latch doors and stone flooring throughout the ground floor. Leading off the spacious entrance hall is the triple aspect kitchen/ dining room with ample fitted units incorporating a Belfast sink and space for electric oven. Sitting room with inglenook fireplace and woodburning stove, built in cupboards and shelves. Study with stable door to the garden. Utility/ cloakroom with WC, sink and ample space for white goods. On the first floor off the galleried landing are three double bedrooms, the master bedroom with a cupboard housing the hot water cylinder and ample space for wardrobes. Family bathroom with a roll-top bath, large shower, twin sinks, WC and radiator/heated towel rail.
Outside and to the front of the cottage there is a pretty, south facing garden measuring over 100ft in length, enclosed by fencing to one side and a well established hedge to the other boundary with views to open countryside. The garden has been beautifully landscaped and is laid to lawn with a paved patio area, a fish pond, timber shed, greenhouse and a garden gate. There is side access to the rear of the cottage with a further enclosed lawned garden with a central pathway to the rear gate which leads on to an extensive parking and turning area. The detached double garage has two double doors and measures 6.35m (20'10) x 5.8m (19') internally with sink light, power and water connected.
Please see the floor plan for the dimensions. The internal photos have been taken with a wide angle lens to show more of the rooms.
