The town lies approximately three miles from Cullompton which has a full range of facilities including education and recreation provision and gives quick access to junction 28 of the M5, leading south to Exeter and all points north, including junction 27 with the nearby Parkway station at Sampford Peverell with regular intercity services. From Bradninch, Exeter can also be quickly accessed via the B3181, via Hele and Broadclyst, and is approximately fifteen minutes drive.

From Cullompton, proceed to Bradninch, passing the Padbrook Hotel and Leisure Centre on the right. On approach to the town, proceed down Cullompton Hill and then turn immediately, sharp left into Parsonage Street, before reaching Fore Street. Proceed for a few hundred metres where Pendennis Cottage can be seen on the right, marked with a Seddons' board. Initially, please park in Parsonage Street and proceed on foot to the cottage, which is clearly marked with a Seddons board, straight through the cobbled courtyard, passing Pendennis House on the left.
