This is a detached three bedroom bungalow, situated in a small close just off the centre of this small village, which in turn lies about 7 miles to the west of Tiverton.
The bungalow has been upgraded to a high standard by the present owners and is tastefully decorated throughout. There is a large well fitted kitchen and a delightful living room with oak floors, wood burning stove and double doors leading out to the south facing, rear garden. The bathroom has been replaced and as well as having a bath, also has a separate shower cubicle. The double garage has an up and over door and in an area to the rear is a useful utility area accessible from inside the bungalow. There is also a cloakroom in the rear hall.
The garden is just delightful with an abundance of colourful flowers creating a haven for bumble bees and butterflies. The garden is south facing and when the heat of the day gets too much, there is a lovely pergola shaded with climbing plants, in which to seek a little shade. The garden is level and fairly easy to maintain.
At the front of the bungalow double gates open to a large gravelled drive which offers plenty of off road parking.

In the village is an excellent pub renowned for its very good food and there is a bus service into Tiverton where can be found a good shopping centre. The larger village of Witheridge lies about 2 miles to the west, where can be found shops, a doctor's practice and a primary school. Surrounding the village is typical Devon countryside, with many miles of country walks "right on the doorstep".

Nomansland lies on the B3137 about 7 miles west of Tiverton. Take the B3137 out of Tiverton heading towards Witheridge. Follow this road until you come to the village of Nomansland, on reaching the village you will see the Mount Pleasant Public House on your right hand side. After the Pub take the first right and then the first left, you will see the property a short way along on the left hand side.
