Millstone House, part of the original Hackpen Mill used for milling wheat from local farms and one of three properties, was sympathetically converted by our clients for their own occupation in 2004. In doing so, they have very successfully included many attractive, natural wood features and large glazed areas, which not only make the most of the superb views but also provide a very welcoming, light atmosphere.
The accommodation is arranged over three floors, accessed by wide stair cases, and is extensive. The ground floor has a magnificent sitting room, with feature beams and a woodburner providing a lovely background warmth, as well as a large kitchen/dining room, the social hub of the house. The generous double bedrooms are arranged over two floors, with a family bathroom and the master bedroom having a very spacious en suite shower room. The comfort is further enhanced by underfloor heating throughout the ground floor and oil fired central heating, as well as being well insulated throughout.
The location of the house is its prime asset, tucked away with established gardens rolling down to the banks of the River Culm, a haven for children to play and enjoy the outdoors as well as being delightful to overlook, with meadows and rolling countryside beyond the river. Adjoining the house, there is plenty of parking.
The property lies about half a mile from Ashill, a quiet village with a popular local pub/restaurant and chapel. Located on the flank of the Blackdown Hills, a designated Area of Outstanding Natural Beauty, there are many fine walks, bridle paths and mountain biking opportunities locally. The larger village of Uffculme is nearby, with a more extensive range of amenities including the renowned secondary school, Uffculme School, rated 'Outstanding' by Ofsted.
To conclude, the quick access to the M5, rail links and Exeter International Airport, make the area very popular with commuters seeking convenient travel options whilst living in the tranquil and beautiful Mid Devon countryside.

From Seddons' Cullompton office, proceed to Willand on the B3181. Continue through the village and at the large roundabout, turn right on the B3440, sign posted Uffculme. Proceed through the village, bearing right through The Square into Bridge Street. Proceed out of the village to Craddock and in the middle of the hamlet where the road bears sharp left, turn right to Ashill. Take the first left turn, a narrow lane which leads to Millstone House after about half a mile, where it can be seen on the left, the last house of three in the original mill building, clearly marked with a Seddons' board. Take the second turning (a surfaced track), with a Seddons' board, and then turn almost immediately left into the property, with a sign, 'Millstone House', on the gate.
