Long Meadow Farm is a fantastic property occupying an enviable private setting with stunning views over it's own land in West Somerset. The property lies within 4 miles of the sought after town of Wiveliscombe and 7 miles from the charming, historic village of Bampton. Junctions 25 and 26 of the M5 can be accessed from both Wellington and Taunton and The Great Western railway line passes through Tiverton Parkway and Taunton with fast trains to London Paddington in approximately 2 hours.
Both Wiveliscombe and Bampton offer excellent day to day amenities including traditional butchers, chemists, boutique shops and doctors surgeries. Wellington is just 7 miles to the south and has a Waitrose store and a good range of shopping facilities. Taunton lies about 13 miles to the east and provides all the facilities expected of a county town.
The property is ideally situated on a quiet country road close to both the Quantock Hills and Exmoor National Park.
Long Meadow Farm is subject to an Agricultural Tie and comprises a luxurious log cabin combined with landscaped gardens, ample parking, a gated yard with fantastic facilities to include, adaptable outbuildings and land extending to 47.5 acres in all. The current owners have been breeding Aberdeen Angus cattle and thoroughbred horses for racing for the last 16 years. Designed by the current owners to make the most of the panoramic views, the lodge was built using Douglas Fir logs from the Exe Valley and provides a spacious and comfortable home which is environmentally friendly and economic to run. An open plan living room/dining/ kitchen forms the heart of the lodge with a fireplace and wood burning stove, picture windows and doors look out over the land and yard, the kitchen comprising solid wooden units, a Belfast sink, fridge/freezer, Moffat oven and an Everhot stove. The inner hallway leads to two double bedrooms, a bathroom with a freestanding bath and shower cubicle, a boiler/utility room and a useful storage cupboard. Stairs lead up to a mezzanine bedroom with an en-suite WC. with galleried landing overlooking the living room.
The property is approached off the private drive through double gates which open to a large parking area and gives access though further gates into the farm yard and outbuildings. The gardens surrounding the lodge are laid to lawn with surrounding shrub and flower boards, with a patio enjoying the wonderful views, shed and greenhouse. The land is stock proofed and divided into three fields with water troughs. The long meadow is half a mile long with some surrounding woodland and two large spring fed ponds which we understand were used when the old railway line and steam trains used to stop to take on water from the ponds and there are the remains of a small old British Rail building in the grounds.
The farm buildings and facilities consist of a spacious, gated yard, which is fully concreted and includes staff facilities with an office, W.C and shower, store/tack room, kennel, 7 loose boxes (including a foaling box), an indoor school including a further 3 loose boxes (60' x 45' in all) and a 200' livestock barn divided into bays, all with light, power and water connected. The yard gives access to the paddocks and the holding paddock. There is space and potential to put in an outdoor school or show jumping arena if required.
Please see the floor plan for the dimensions. The internal photos have been taken with a wide angle lens to show more of the rooms.
From Bampton follow the signs toward Wivelscombe for approximately 6 miles, passing through Shillingford and Petton Cross. At the first T junction go straight ahead following the lane for approx. 1 mile and at the 4 Cross Way crossroads turn right sign posted to Stawley/Ashbrittle.
