Tucked away on the edge of the village of Burlescombe, is Heather Wold; a detached two storey home in excellent order throughout.

Heather Wold is deceptively spacious and offers very flexible living accommodation, with bedrooms on the ground floor as well as upstairs. The property would also lend itself to the creation of an annexe if required.

The property is well situated on the edge of the village, quietly tucked away in mature gardens with lovely country views. The large kitchen / breakfast room is well fitted with plenty of storage and working surface and a utility area is nicely tucked away from sight. The living area is most generous with the sitting room taking advantage of the lovely views through French doors at one end and from the conservatory at the other. There is also a spacious dining room with a large picture window overlooking the garden and offering up the far reaching view.

On the ground floor you will also find a double bedroom with an en-suite shower room, a further bedroom and a shower room. On the first floor are two further bedrooms, the master has an en-suite bathroom and the far reaching views from the dormer window are even better.

A wrought iron gate give access to a driveway which leads up to the front and side of the property off which is a large garage.

The delightful mature gardens are well maintained and stocked with a variety of trees, shrubs and flowering plants. There is a raised decking area from which the views can be enjoyed and offers a good degree of privacy. At the rear of the property is an enclosed hard chipped garden with raised borders.

Burlescombe lies between the busy market town of Tiverton and Wellington, within easy reach of Junction 27 of the M5 motorway with its adjoining Parkway Station. In the village is a little Church and a good Primary School. Burlescombe also lies in the popular Uffculme School catchment area. Running through the village is the Grand Western Canal, along the tow path of which are some lovely walks.

Please see the floor plan for full details of the layout and dimensions of the accommodation.

From Junction 27 of the M5 motorway, take the A38 towards Wellington. Continue for approximately 3 miles and turn left towards Burlescombe. On entering the village, as you head down the hill you will see the Church on the left. Turn left just after the church and continue for approx 100 yards until you see a farm in front of you. Turn right and you will see the property on the right hand side after approx. 150 yards.

Mains electricity, water and drainage. Oil fired central heating.

Quietly situated on the outskirts of the village close to the Devon/Somerset border, this spacious chalet bungalow is set within attractive gardens with lovely rural views.
