Garden House was built by a renowned local developer in secluded corner of the original Parsonage Farm and lies in a tranquil, yet convenient location towards the edge of the popular village of Uffculme. The house provides superb accommodation with plenty of living space, including a particularly large sitting room with wood burner, a dining room and large kitchen/breakfast room, all of which overlook the pretty gardens. There is also a study, with a shower room next door, and this could be used as a fourth bedroom, ideal for guests or older children. Upstairs, there are three generous bedrooms, the master with en suite shower room. All of the rooms enjoy a pleasant outlook with views over either surrounding countryside or the mature, walled gardens, which surround the house. These are an attractive feature of the property and have been well tended over the years, with an established range of flowers, shrubs and trees and level areas of lawn, with an attractive paved terrace adjoining the sitting room and kitchen. On approach, there is ample parking in front of the large double garage, which is well appointed with a remote controlled roller door and also has an enclosed, porch access to the main accommodation.

Garden House lies less than half a mile from the centre of Uffculme, which has excellent local amenities. These include an Ofsted rated 'Outstanding' secondary school and a popular primary school, mini markets, a post office, service station, two pubs, churches, a village hall with sports fields, doctor's surgery and veterinary practice. There are regular bus services through the village and quick motorway access, ideal for commuting to Exeter or Taunton. Frequent trains also run from the nearby Tiverton Parkway Station (Paddington in 2.5 hours).

From Seddons' Cullompton office proceed to the left to Willand on the B3181. Proceed through Willand and at the large roundabout take the right turn to Uffculme B3440. Proceed for approximately 1.5 miles to The Square and keep to the right, proceeding into Bridge Street, in the direction of Craddock and Culmstock. On leaving the village, Parsonage Farm can be seen on the right with a right turn immediately thereafter. Turn here and proceed up the hill for approximately 100 metres and then turn right, (which has nameplates for the properties). Follow the drive and turn right where Garden House can then be seen at the end of the drive, with a Seddons' board.
