Tucked away in the small and sought after village of Uplowman is Crosses Farmhouse; a superb family home which offers the potential of a two bedroom annex with independent access.

Uplowman is a quiet, popular village just three miles from Tiverton. The village has a good Pub, a lovely old Church and a very good little Primary School. The village also lies within the catchment of Uffculme School - a Comprehensive that is so good that many parents are specifically moving to this area in order to enrol their children.

The farmhouse dates back to the mid 1800's and was extended about fifteen years ago and updated in more recent years. The house is in exceptional condition and whilst offering the character that you would expect of a property of this age, offers the convenience of a modern home.

The ground floor accommodation is very spacious; the lounge having a large fireplace with an inset wood burning stove, a large dining room, a comprehensively fitted kitchen / breakfast room. An additional sitting room is accessed from the kitchen but this could be used as the living room for the annex accommodation. The utility room is at the back of the house from where the annex stairs lead up to the first floor, a back door leads out to the garden and a shower room and W/C will also be found here.

On the first floor in the main house there are three bedrooms and two bathrooms. The master bedroom is a particularly good size and the adjoining bathroom is particularly sizeable, with a shower cubicle to one corner but there is also plenty of room to install a bath if required. There is also a second bathroom servicing this part of the house.

The Annex

An interconnecting, lockable door on the landing gives controllable access to the annex from the first floor. Through here is a pleasant room, which in the past has been used as the sitting room but would equally suit as a second bedroom. Across the landing, the kitchen is fully equipped and has plenty of storage. The main bedroom is sizeable and also has a large en-suite shower room. The stairs lead down and into the utility room, where there is also access into the garage. If the utility room and sitting room were incorporated into the annex, this really would offer fully independent living for a family member or potential to generate some income.

Outside, there is plenty of parking at the front, that leads to the large double garage. The front courtyard also has a well which can be used for watering plants and washing cars. At the rear is a level garden and patio area that takes advantage of the afternoon sunshine.

This really is a lovely home that offers most versatile living accommodation in a very popular little village.

Please see the floor plan for full details of the layout and dimensions of the accommodation.
