Church Cottage is a very pretty stone cottage located in the heart of the popular village of Stoodleigh. It is understood the property was built as the church hall in the 1500's and has, in the past, been two cottages. It now offers spacious accommodation with three double bedrooms and a bathroom on the first floor, a kitchen / breakfast room with utility off and cloakroom, dining room and a spacious sitting room on the ground floor. Whilst the property has been modernised and changed over the years, this has been sympathetically done and it retains many of the original features. The attractive entrance porch provides a lovely place to welcome visitors and gives access to the dining room which in turn leads to the sitting room with it's original plank and muntin wall - a lovely light room with ceiling beams and an inglenook fire place with wood burner and original bread oven. French doors from this room lead to the cottage garden. The modern kitchen has a built in electric oven as well as an oil fired Rayburn. There is a benched dining area in the kitchen too. Off the kitchen is a door to the garden and to a cloakroom and utility room, with ample storage and which houses the boiler and airing cupboard.
Upstairs, the landing has some lovely exposed timberwork and windows to the rear. There are 3 double bedrooms with built in wardrobes, and large bathroom with bath and separate shower. The views from these rooms take in the garden and the countryside beyond.
Outside, the garden is to the front of the property and is a traditional English cottage garden with an abundance of flowering shrubs and plants. There is a wisteria and climbing rose adorning the stonework and areas of patio and well established vegetable and fruit beds. There is a summerhouse, log store and greenhouse.
The property offers a wealth of character and early viewing is highly recommended.
With it's close proximity to the church this property is right in the heart of the village. Stoodleigh is a popular village with a good community spirit. There is a pub and village hall for the regular village gatherings. Approximately 5 miles from Tiverton, the property is ideally situated, with easy access to shops, leisure facilities and road and rail networks.
From Tiverton, take the A396 signed for Bampton. After about 2.5 miles turn left signed Stoodleigh. After crossing the river bridge, (ignore Sat Nav) follow the main lane into Stoodleigh, then take the first left signed Church. On passing the church Take the immediate left turn where you will find Church Cottage - first on the left.
Mains electricity, water and drainage. Oil fired central heating.
