'Bridgend' is situated on the boundary of the Exmoor National Park, nestling on the edge of the village of Upton and just 1 km from Wimbleball Lake renowned for its fly fishing, sailing, rowing and may other activities. The cottage enjoys a superb rural position with both Bampton and Dulverton just a few miles away, each with a good range of amenities including bakery, greengrocer, butchers, convenience stores, post office, chemist, pubs, restaurants, library, primary schools and doctors surgeries. The market town of Tiverton lies to the south with excellent shopping, recreational and educational facilities and dual carriageway access to Junction 27 of the M5 motorway and Tiverton Parkway mainline railway station which provides regular intercity services to London (Paddington 2 hours).
Full of character this detached cottage was believed at one time to have been the village shop and post office. From a side entrance off the drive there is a useful cloakroom/boot room leading into the cottage style kitchen with an oil fired 'Rayburn' (currently not working) but could be used for cooking and hot water, an electric hob and oven and space for a washing machine and fridge/freezer. Downstairs cloakroom, sitting room with central wood burning stove and access to each side leading into the dining room. Upstairs there are four bedrooms and a large family bathroom with separate shower cubicle and roll top bath. The property is approached along a small country lane and set back from the lane behind a low stone wall and the front garden with a gated driveway to one side of the cottage with ample parking, leading to a large garage with a workshop. The beautiful mature gardens have a variety of fruit trees, flowers and shrubs, together with areas of lawn. There is a lovely private patio which overlooks the open countryside and surrounding fields. To the rear of the garden is a stone outbuilding presently divided into three, offering ample storage and a possible studio opportunity, subject to planning.
Please see the floor plan for the dimensions. The internal photos have been taken with a wide angle lens to show more of the rooms.
From Seddons Bampton office proceed up to the junction and turn right into Castle Street in the Taunton direction on the B3227. At the top of the hill turn left signed for Morebath and follow the road into the village. Pass through the village and continue on this road for a further 2 miles and on entering Upton take the first left hand turn into the lane and the cottage will be seen on the right hand side after approx 100 meters.
Mains water and electricity, private drainage. Oil fired central heating via an external 'Grant' boiler.
