Set in this idyllic part of Mid Devon, Butterleigh Mill is a unique property steeped in history and offering versatile and spacious accommodation with the added advantage being within just 3 miles of the market town of Tiverton. The property, thought to date back as far as the 1600's was formally a mill with adjoining workers housing which both now incorporate the house, creating a super family home with potential for an annexe and dual occupancy. The property is set within approximately 3 acres, comprising gardens, pasture and woodland. It has a useful range of outbuildings which could be used for commercial or private use.

The house itself has been lovingly restored and maintained by the current owners, with exposed wood floors in many of the rooms, and the original character features beautifully enhanced. The entrance lobby forms a lovely welcoming room and give access to the main hallway. On the ground floor the kitchen / breakfast room is a lovely light, bright heart of the house room with views out to the garden. There is a formal dining room with beautiful inglenook fireplace with decorative wooden mantel surround - an addition from the early 1900's. The house also benefits from an annexe which has it's own entrance and makes ideal accommodation for anyone looking to house another generation. It has it's own bathroom, bedroom / sitting room and kitchen. A beautiful oak staircase leads from the entrance hall to the first floor sitting room - a very impressive beamed room with glorious views out over the countryside. One of the original millstones creates a fabulous hearth for the wood burner.

There is a double bedroom on this floor and 2 smaller rooms - one currently being used as dressing room. There is a modern bathroom on this floor with shower bath and shower over. On the second floor there is a fabulously large double bedroom and another double. The large bathroom on this floor makes taking a bath a real occasion with the free standing bath set on an oak frame. As you can imagine the views from all the rooms are glorious and take in the land and countryside beyond.

Outside, the property is accessed via it's own driveway which sweeps into the parking area. The land and gardens wrap around three sides of the house with the formal lawned garden being enclosed by mature hedges and trees. It is a most beautiful south facing garden and one where children could play safely and al fresco dining could be thoroughly enjoyed in this peaceful setting. The rest of the land is a mixture of mature woodland, orchard and paddock with wild flowers, and the river Burn running through the lower part of the land. Set away from the property and out of view is a large vegetable patch and greenhouse. The large outbuilding is also set well away from the house and has several elements to it. The current owners used this as a commercial saw mill until the 1980's and more recently as a workshop. Just across the lane from the house is a stable block, sheds and yard. This has it's own entrance and makes and ideal place for horses/ponies and chickens.

Butterleigh itself is a very sought after hamlet, set just 3 miles from Tiverton and therefore benefiting from the locality fee discount at Blundells Independent School. The Butterleigh Inn is a great local public house with a very good reputation for food.

Please see the floor plan for the dimensions. The internal photos have been taken with a wide angle lens to show more of the rooms.

From Tiverton centre, follow the canal boat signs, which will take you to the bottom of Canal Hill. About 50 yards beyond the double roundabout, you will see a turning to the right signposted to Butterleigh. Take this road and continue for approx. 2.5 miles until you come to the village. After 30 yards turn right at Forces Cross (signed Burn and Bickleigh). Follow this the road for about 400 yards - the Mill can be found on the left hand side with the entrance just past the house on the left.

Mains electricity and water. Oil fired central heating and private drainage.
