Home Information Packs
A Home Information Pack (HIP) has been required by law for most properties since 1st August 2007. Seddons will organise this with your solicitors as part of our service. New legislation now states that a property cannot be offered for sale until such time as a Home Information Pack has been produced. Seddons will organise this for you, either through you solicitor or a HIP provider. This will normally take between two and three weeks, and it is important to note that NO marketing whatsoever is allowed until such time as the HIP is ready.

What a HIP will include
- An index of contents – setting out what documents have been requested and included in the pack.
- An Energy Performance Certificate (EPC) – this is drawn up by an energy inspector who will visit your home by appointment and produce a graph showing how energy efficient your home is. They will check such items as roof insulators, boiler efficiency and double-glazing.
- A Sale Statement setting out basic information such as Seller, Tenure, Capacity of person selling (normally Owner), whether it is a sale of whole or part of a larger Title, whether the Title is registered or not, and stating the property is being sold with vacant possession.
- Evidence of Title, Official Copies of the Title and Plan.
- Local Authority Searches.
- Drainage and water Searches.
- Additional information for leasehold and common hold sales, where appropriate.
